Who pays for land transfer taxes?

We recommend getting a pre-listing home inspection for houses. Knowing the potential issues with your house before listing for sale will give you time to remedy them or price them into your asking price. 

A pre-listing inspection is not recommended for condominium sales.

Should I get a pre-listing home inspection?

Nope. If you are not happy with the level of service provided then you are free to walk away - no strings attached. We’ll never lock you into an exclusive agreement.

What if I need advice?

We publish listings directly to local real estate boards and Multiple Listings Services (MLS). Your home will be on sites like Redfin, Zillow, Realtor.ca, and many more.

Where will my home be listed?

It's simple, you determine the price, get your home ready for photos and we take care of listing your home and sending over the offers that come in. So you should be saving money for your efforts. It's a win-win situation.

What areas do you serve?

Yes. We assign you a dedicated listing agent that provides all the services traditional agents do, such as answering your call, editing your listing, and helping you make a decision once an offer is received. If you're already working with an agent but want to use our service and receive our 1% listing fee, you'll need to end your existing agent relationship to avoid potential conflicts. 

This is not intended to solicit buyers currently under contract with a brokerage.

Do you replace my real estate agent?

Dwelly has specialized real estate agents for different types and parts of real estate transactions. 

A Dwelly listing agent is a licensed Realtor® that is dedicated solely to help sellers list their home on the MLS and convey any offers received until the home is sold. 

They communicate with a buyer’s agent so potential buyers can tour your home in person, and then once the time comes, they negotiate offers on your behalf.
